This 5,000-plus acres of family-owned woodlands and sprawling fields in northwest Georgia are best known for having hosted the Atlanta Steeplechase for a number of years. Other sportsmen and women know Kingston Downs as offering exceptional upland bird action on pheasant shoots or guided quail hunts.

Having access to over 6 miles of the Etowah River within the boundaries, the property also offers the opportunity to target striped bass that run up river from  Alabama’s Weiss Lake, large spotted bass and a variety of other warm-water species. Anglers can wade the river on the property or book a guided float-fishing trip.

Visiting anglers have three cottages they can rent for added convenience and comfort. These unique structures include a single bedroom unit, one with two bedrooms or another two-bedroom cottage with a loft containing two additional twin beds. Although they appear rustic, the cottages are newly built and offer modern kitchens and baths, comfortable beds with luxurious linens, along with cozy and tastefully decorated common areas and porches that overlook a wildflower meadow. That latter amenity is ideal for sipping morning coffee and watching for deer and wild turkeys. Each cottage has their own private fire pit, as well.

Guests even have access to a wood-fired hot tub in the nearby forest. The hot tub is available upon request for a fee.  Other amenities are hiking and mountain biking trails for added entertainment and exercise. Bring your hiking boots and mountain bike for enjoying the trails. Additional experiences include kayaking, skeet shooting or a private yoga session.

The Casa Verde Cottage sleeps six and is pet friendly. The Black Fern Cottage sleeps four and is pet friendly as well. The Nest Cottage sleeps 2 guests.

Later this summer a glamping option will be available with six campsites, where guests can enjoy the outdoors in luxurious comfort. Additional glamping campsites are in the planning stage as well. Stay tuned and check back with Kingston Downs for the opportunity to fish, relax and camp in style!
